Mt. Pleasant Community Development Corporation, Inc. is a Social Service and Low to Moderate Income Housing Development Organization with a 501(c) (3) Tax Exempt designation from the IRS. Mt. Pleasant CDC was incorporated April 29, 1997. The CDC became certified as a Community Housing Development Organization (CHDO) June 4, 1998. Mt. Pleasant CDC is governed by a highly professional and educated Board of Directors and operated by highly trained and qualified staff personnel. The Mission of Mt. Pleasant Community Development Corporation, Inc. is to combat deterioration in Northeast Louisiana Communities. In Pursuit of this mission we: 1.) provide decent, safe, sanitary and affordable housing; 2.) address educational needs and 3.) Support positive activities for youth and seniors.
Our Housing Counseling Program provides Homeownership, One-On-One's, Life Skills, Money Management, Credit and Foreclosure Prevention Counseling. We have five certified counselors on staff to provide this counseling. Our counselors are certified through NeighborWorks America and NAHCA (National Association of Housing Counselors and Agencies. Mt. Pleasant CDC has expanded its’ HUD Certified Housing Counseling Program to include providing Residential and Support Services to a number of other properties throughout the state of Louisiana.
In partnership with the IRS, Mt. Pleasant CDC operates a VITA Site. Four of Mt. Pleasant CDC's staff are certified tax preparers that assist low to moderate-income individuals with their tax returns at no cost from January through mid April of each year.
We also have four staff members who are certified by NeighborWorks America as Non-Profit Housing Management Specialists.
In addition to our Housing Counseling programs (through Acquisition and Acquisition Rehab), we became Managing General Partner of 13 pre-existing Rural Development properties having a total of 372 multi-family units. In FY2000, with the partnership of a For-Profit Developer, we developed our first 40 unit multi-family apartment complex using LIHTC and HOME Financing. In 2003, also with the partnership of a For-Profit developer, we developed a 72 unit multi-family complex. Between FY 2003 and 2012, partnering with For-Profit Developers, we developed nine subdivisions containing 319 single-family units using LIHTC and some with HOME financing. In FY2008 we were blessed to have developed our first stand-alone 30 unit single-family subdivision using LIHTC financing. In FY2012 we developed our second stand-alone 30 unit single-family subdivision using 1602 funds. This brings our total housing stock, (serving low-income seniors, individuals and families) to 863 units. Mt. Pleasant CDC presently has submitted an application to Louisiana Housing Corporation to have approved for funding a 50 unit single-family subdivision. If approved, this will be Mt. Pleasant's third stand-alone project..
Finally, Mt. Pleasant CDC has taken on the day-to-day management duties and responsibilities of four housing complexes that contain 40 multi-family units and 118 single-family dwellings all of which are occupied by low to moderate income seniors, individuals, families and the handicapped.
